5 Tips to help get your rental application approved

I have had multiple client’s contacting me of late asking for assistance finding a rental property.
It seem’s like it is harder than ever right now to secure something in Sydney and competition if fierce !

The Point of this article is to shed some trade secret’s on how you may increase your chances of being approved for a lease, And how you could appear more attractive to busy property managers with the job of screening applications before they are presented to the vendor.

WHAT ARE ARE THE 5 THINGS YOU NEED TO CONSIDER ?

  1. The Agent want's to see you have RELIABLE & CONSISTENT income – They need to confirm this too, So attach copies of your pay slips & A contact number for your HR or manager at work to confirm the duration of your employment, Pay amount etc.

  2. The Agent has got to check you rental history – They will want A copy of your rental ledger so attach a copy of this to your application (SUPER IMPORTANT) & They need to try confirm that info is correct by contacting prev Agents who you have leased through for reference.

    If you provide your Application with the ledger attached for them, It makes the PMs job easier and will put you in front of other apps who don’t have it attached,
    Approx 60% DONT have it attached, This give’s other 40% have an immediate advantage because it can take up to 2 days for an Agent screening applications to request and track down a copy of your ledger, Time they could be approving your application instead !

  3. They will run a check to see if you are A blacklisted tenant – So Find out if you are on a tenant database such as TICA for example and make sure you haven’t got any nefarious marks on there that aren't justified & could be cleared.

  4. They want to understand your WHY ? – They want to know what’s motivating you to move, Have you had any notices of termination issued due to a breach of your agreement previously, Are you having run in’s with your Agent maybe?

    So have a good WHY response, Give them your story and explain your situation so there is no questioning your intent.

  5. Organized tenants make good tenant’s – The PM screening your application will be working with you ongoing for a long period of time, They will naturally favour people who appear to be very organized so try have everything they need ready & attached to your application.
    Payslip’s, Medicare Card, Rental Ledger, HR contact details etc, Having all this prepared does appeal to PMs screening for reliable tenants,
    It gives them the sense you will be very easy to deal within the future.
