NDIS Property Hunting: Top 5 Criteria

I have had multiple client’s contacting me of late asking for assistance finding property which may be suitable for the NDIS Scheme or for various use cases related to physically impaired persons.

The Point of this article is to provide a few tip’s to those who are interested in such property and want to help provide support to those in need of specialized property.

WHAT ARE ARE THE 5 THINGS YOU NEED TO CONSIDER ?

  1. Accessibility: Ensure the property is easily accessible for individuals with mobility impairments. Look for ground-level or single-story properties, or buildings with lifts or ramps. Wider doorways, hallways, and open floor plans can accommodate wheelchairs or other mobility devices.

  2. Location: Choose a property in a convenient location, close to essential services and amenities like public transportation, medical facilities, shopping centers, and recreational areas. This will make it easier for tenants to access the services they need and maintain an active social life.

  3. Adaptability: The property should be adaptable to suit the specific needs of individuals with various disabilities. Features like adjustable kitchen countertops, grab bars in bathrooms, and ample space for installing assistive devices will make the property more attractive to potential tenants.

  4. Compliance with regulations: Familiarize yourself with the NDIS Specialist Disability Accommodation (SDA) guidelines and ensure the property meets or can be modified to meet these standards. This includes aspects such as fire safety, structural integrity, and design requirements.

  5. Market demand: Research the local market to understand the demand for accessible housing in the area. High demand will make it easier to find tenants and generate a stable rental income. Investigate current vacancy rates and rental yields for similar properties in the area to gauge the potential return on your investment.

By considering these factors, you can increase the likelihood of finding a suitable investment property for NDIS participants or individuals with disabilities, ensuring both a positive impact on their lives and a worthwhile investment for yourself !

Naturally I have taken the time to delve deep into our own stock list to try and find property which I believe may be suitable for such use cases.
Below I have included a table of property I currently have listed that may suit you if you are looking for specialist property that could potentially meet the criteria commonly associated with property suitable for occupation by physically impaired people.

Note : This is just the tip of the iceberg, I have access to all kinds of property all over the place but here are a few I’ve picked out for my V.I.P clients.
