How to Read House Plans to Check Room Sizes.

Working mostly in developing new estates as a Real Estate Agent means that more often than not I am selling houses which are either brand new homes OR properties still under construction.

A lot of the time the homes I market are in very early construction and I’m showing buyers just a concrete slab with a freshly constructed house frame on it.

In these situations the buyers must use their imagination and refer to the builders plans to get an idea of the house, Unless of course we have a similar completed somewhere that they can view.

When we are selling like this its basically “off the plan” - We have only what information the builder gives us, Which is usually the inclusions list and the builders own technical plan, Sometimes referred to as a “Short-set plan” or a “blueprint” and these can be difficult to read if you have not ever seen one before but rest assured once you DO understand how the drawing’s work it is actually VERY easy to read plus its the best possible & most accurate plan available for any home.

HOW TO READ A HOUSE PLAN

  • Identify which room you want to check the sizes for.
    *(Notice the layout is surrounded by lots of lines with measurements, These lines are above the layout drawing itself and below, As well as on the left & right sides of the drawing.

  • Notice there is no measurements printed in the layout itself, or within each room on the layout drawing - Reason being is there is just too many measurements and too many figures and digits to place within the drawing itself so all measurements are given OUTSIDE of the plan on the measurement lines.

  • You must line up the room that you are checking measurements for with the corresponding measurement lines outside of the plan.

  • The measurement lines around the layout drawing are made to line up with walls within the layout drawing,
    Use a ruler if it makes it easier to line up the marks on the measurement lines to the sections or walls of the house you are wanting measure -
    ITS THAT SIMPLE.

    Example : Here is a screenshot (below) of a short set plan for a Hewitson27 by McDonald Jones Homes-
    Lets say for example you want to check the measurements of the Dining Room, Guest Bedroom & The Garage.

    I have used paint shop to show you how the walls in the room line up with corresponding measurement guide lines around the layout drawing.

  • For the DINING ROOM you can see I’ve use green to show that the walls line up with the corresponding measurements 3,520 x 2,660

  • For the GUEST BEDROOM you can see I’ve use blue to show that the walls line up with the corresponding measurements 3,650 x 3,0303

  • For the double GARAGE you can see I’ve use red to show that the walls line up with the corresponding measurements 5,500 x 5,500

    You can continue one using this same process to read the 100% accurate room sizes of any room or any space,
    The same method applies to any builders plan you will come across - This is critical knowledge for anyone looking at purchasing a new home.

    Usually as agents we are not supplied with any simplified plans for the public and it is time consuming and labor intensive for us to try design one for each individual house we have listed.

    LEARN TO READ the builders plan and you will never have to rely on the agent for your measurements ever again.
