When the market favors it “real estate flipping” or the process the of building houses to sell immediately after construction is one of the most popular and lucrative ways to take advantage of the conditions.

This form of investing can provide rapid return and can be a lot of fun for the investor who is creative and gets a kick out of the building process i.e securing a block, Choosing a design then picking colors and inclusions etc.

It can also seem a bit daunting for some to have to do all of this, And there is many who just want to make strategic choices about their selections to increase the selling potential of the property but dont know where to start - If you identify as the latter, Then this guide is for you !

Here is 10 TIPS for investors who want to flip houses specifically in the North-West Sydney market based on my experience here in Marsden Park.

  1. Try find a “Registered Block” so there is no delay in starting.
    This one is super obvious but first time flippers may not understand the importance of speed !

  2. Get a decent size, Anything less than 300m2 is pretty unattractive, It doesn’t really matter what the block size is as long as its over 300m2 and you are left over with at least 4 meters from the back of the house to the rear boundary.

  3. Build FOR THE MARKET, Work out what the most popular house request is and try build that-
    In Marsden Park everyone wants a double storey house with a bedroom downstairs.
    *You could find a nice 4,2,2 design modify it so there is a shower in the downstairs powder room as long as there is a study or rumpus downstairs that could be converted into a room later on.

  4. If building a Double storey make sure there is an upstairs rumpus even a small one is fine, This heavily effects the result as its a must-have for many buyers.

  5. High ceilings are CRUCIAL, if you dont have high ceilings now; even a new house will feel old, Pay a bit extra and upgrade the cornices these are small things that can’t be done later.
    *Extra-wide front doors as well is a major bonus for the same reason

  6. DONT BUY SOUTH FACING, You can eliminate more than half your potential buyers just buy purchasing a South facing block as many cultures see this as a bad omen.

  7. Full Ducted AC is a MUST, May be obvious for most but we got to factor this in as NW Sydney is on occasion the hottest place on Earth - Literally!

  8. NO CARPETS, Here in NW Sydney the predominant demographic is young families of sub-continental descent and they do not like carpet, even in the bedrooms!
    A safe bet would be just tiles downstairs and timber floor boards upstairs OR either tiles or floorboards throughout.

    (if you do tiles go for a larger tile in a gloss finish, spend a bit more here)

  9. 900mm Gas cook top is a MUST, Everyone wants the big 900m cook top now a 600m appliance will be a turn off for the majority of buyers and devalue a home.

  10. 20mm Ceaser stone with the waterfall edge in the kichen and bathrooms minimum, OR 40mm in the kitchen and polyurethane in the bathrooms - JUST DO IT.

  11. Avoid designs with too much cladding on the exterior UNLESS your going for a full on Hampton’s side facade and are prepared to lean into that style throughout.
    This is because a lot of cultures feel the quality is jeopardized with cladding and want bricks.

  12. Go for a modern color scheme (inside & out), brick color should be dark (majority favour this look) or even better rendered !
    You can save money by doing a rendered facade only and having the rest a dark brick.

    (I've made a vendor render a facades mid campaign before for 5k and it increased the offers by 30k!)

  13. Balconies are big selling points for SOME buyers in particular sub-continental background buyers,
    If you can find a design with a balcony or add one whilst still meeting the rest of the criteria DO IT.

  14. Try squeeze in some feature lighting, Even if its just 3 simple pendants above the kitchen it will make a big difference in the presentation for just a few hundred dollars.

  15. DO NOT skimp out on the landscaping, This is what brings it all together in the end.
    Factor in basic landscaping at the start, Even a wonderfully constructed home can be cheapened right away if you go for the bargain “kikuya" turf as opposed to something like Sir Walter Buffalo.
