10 Ways To Get the House Ready for Sale.
One of the most common questions a real estate agent is asked is if there is any recommendations we have to help get a property ready for market that may increase the market return.
If you are asking this question yourself right now call your Agent and get them to have a look first hand as every home is different and a physical assessment of the home is the only way to really know what to do, However I do have 10 Tips which can be applied to any property that serve as a perfect starting point for anyone thinking of selling and wanting to extract the MAX potential return in their campaign.
Declutter Declutter Declutter
Picture those exhibition homes you might of visited when you were a buyer, What did they all have in common ?
ZERO CLUTTER, In reality a “home” thats being truly lived in is going to be stuffed with your worldly possessions but make use of your garage while your on the market.
Remove personal photos & Religious ornaments
When we are trying to sell someone a “home" the most crucial aspect of it all is that the potential buyer can really imagine themselves owning the property creating their own life story there - Removing traces of your ownership and your family memories from the home (as sad as it is) will help them to do just that.
Fresh woodchips sell houses
Something literally prob every house has is either pebbles or woodchips in the garden beds. Assuming you have the latter; A bag of fresh woodchips will cost you $20 but can transform your garden from drab to fab really fast !
Pantry/Laundry clean up
The easiest and cheapest way to INCREASE the size of a pantry or laundry is to throw out a whole bunch of stuff you dont need or use, Clear it out and get it organised coz I guarantee some women will walk straight over and check if there’s enough space in there for her and you want to hope the answer is yes !
Wipe down kitchen cabinets
This sounds super basic but you would be suprised how many times i’ve had to do this myself 10 mins before an open home.
ALL glass should be spotless
And I mean Exterior Windows, Shower screens, Mirrors, Glass Balustrades, Pool fencing ALL of it.
Don’t forget the skirting boards
This isnt so important for photos but for open homes its crucial you clean/dust those skirting boards, Especially if your selling in a new area where your competition may be brand new homes in pristine condition.
Dust dates a home so get rid of it.
Get yourself a Green thumb
If your gardens don’t already look close to amazing, I’m sorry but like most people you probably aren't prepared to get them to the shape they need to be in for photos & inspections. JUST HIRE SOMEONE to spend a day on it and get them immaculately groomed coz if a professional does it right once it’s not hard for regular people like you and me to maintain that job for a couple months after, Which is all you should need to sell.
Mirror the hallways
This is maybe my favourite trick of all, Using optical illusion to make your home feel larger than it is, In particular for giving crammed hallways the illusion of space.
USE lighting and artwork
The keyword here is “USE" and here’s what I mean : Feature light fittings, Lamps etc don’t just illuminate a space, They also DRAW attention and you can utilise bright and shiny objects to distract buyers from things like long narrow hallways or also attract buyers to often overlooked spaces like study nooks and awkwardly placed rooms that may otherwise be overlooked.
These are some very basic staging and styling tips that I just rattled off the top of my head, Please do yourself a favour if you are going to market and get an Agent who knows what they are doing to offer advice OR hire a stylist if they aren’t confident coz honest this stuff if you get it right can net you tens of thousands of dollars and speed up a sales campaign like you wouldn't believe.
